Local knowledge

Plumbing in Heath and the north Cardiff suburbs

Heath is largely interwar semi-detached housing with later infill, and that changes the work considerably from the Victorian terraces closer to the city centre. Layouts are more generous, side access usually exists, and bathrooms are more often in the original footprint rather than squeezed into a back addition. Where these properties have been extended, the interesting questions are usually about how the heating system was extended with them, circuits added over decades often leave a system that no longer balances properly.

Water in this part of Cardiff is soft, so limescale is not what is wearing your boiler out. On houses of this age the recurring finding is sludge: original steel radiators corroding internally, systems drained and refilled through years of alterations, and inhibitor long since diluted away. It collects in the heat exchanger and the pump, and it is why radiators go cold at the bottom while staying hot at the top.

Being close to the University Hospital of Wales, I do a fair amount of work here for people on shift patterns, so appointment timing tends to matter more than it does elsewhere. Drainage on these streets is generally more straightforward than in the terraces, though shared runs beyond a boundary are still likely to be Welsh Water's rather than yours.

Questions

Frequently asked questions.

Do you cover Heath and the surrounding north Cardiff streets?

Yes, Heath, Birchgrove, Llanishen, Whitchurch and the surrounding suburbs, including the streets around the University Hospital of Wales. I aim to attend emergencies within 90 minutes.

Why are my radiators hot at the top and cold at the bottom?

Sludge. Steel radiators corrode internally and the resulting magnetite settles in the bottom of the panel. It is the most common finding on interwar houses here and it shortens boiler life if left.

Is limescale a problem in this part of Cardiff?

No. The water in north Cardiff is soft. What wears systems out here is corrosion and lost inhibitor, not scale.

Can you work around shift patterns?

Yes. A lot of my customers around the Heath work hospital shifts, so I will fit appointments around them where I can rather than insisting on a standard slot.
