Fitting a boiler in a Cardiff terrace

Most boiler installations I carry out in Cardiff are in terraced houses, and the constraints are consistent enough to be worth explaining before anyone quotes. The boiler is usually in a rear kitchen extension or a side return, which limits where the flue can terminate. Building Regulations set minimum distances from boundaries, openings and adjacent surfaces, and on a narrow Cardiff side return those distances are the thing that decides the installation rather than any preference about where the boiler would look best.

Condensate routing is the second constraint and the one most often got wrong. A condensate pipe run externally on a north-facing wall in a side return will freeze, and the household will spend every cold snap with no heating. Where it cannot be run internally to an internal soil stack, it needs to be larger diameter, properly insulated and correctly fallen. It is a small part of the cost and the difference between a boiler that works every winter and one that does not.

On the question of which boiler: Cardiff's water is soft to slightly hard, so scale is not a factor pushing you toward one type or another. What matters far more is the incoming mains flow rate and how many bathrooms the property has. I measure the flow before recommending anything, because a combi that cannot be fed will disappoint whatever its rated output says. Where a terrace has been extended into a three or four bedroom house with two bathrooms, a system boiler and a cylinder is frequently the better answer.

Not sure which type you need? Which boiler do I actually need? walks through the three system types, the flow-rate test that decides whether a combi will cope, what the Welsh building regulations require, and the grants that genuinely exist here.

Section through a kitchen wall showing why an external condensate pipe freezes and locks the boiler out The boiler sits inside on the kitchen wall. Its condensate pipe passes through the wall and runs down the outside. In freezing weather the water standing in that external run turns to ice and blocks it, and the boiler shuts down on a fault. Lagging the pipe, increasing its diameter or re-routing it inside prevents it. inside outside — north-facing wall boiler condensate pipe ice forms here boiler shuts down on a fault lag it, widen it, or re-route it inside
The most common preventable winter breakdown on Cardiff terraces, where the boiler usually sits in a rear kitchen extension and the condensate has to run outside. Cheap to fix, cheaper still to prevent at an autumn service.

Weak shower? A bigger boiler won’t fix it.

A combi can only deliver what the mains feeds it, whatever its rated output says.

  • A combi is only as good as its mains feed
  • Two bathrooms? A system boiler may suit

A condensate pipe run outside on a cold, north-facing wall freezes and stops the boiler.

Questions

Frequently asked questions.

Can I move my boiler to a different room?

Often, but the flue position is what decides it. Building Regulations set minimum distances from boundaries and openings, and on a narrow Cardiff side return those clearances rule out some positions entirely. I will tell you what is actually possible before you plan a kitchen around it.

Combi or system boiler for a Cardiff terrace?

It depends on incoming mains flow and how many bathrooms you have, not on water hardness. I measure the flow rate first. An extended terrace with two bathrooms is often better served by a system boiler and a cylinder than by a large combi.

Why does the condensate pipe matter so much?

Because a poorly routed one freezes and locks the boiler out every cold snap. In Cardiff terraces it usually has to run externally in a side return, so it needs the right diameter, insulation and fall. It is a small cost that decides whether you have heating in January.
